The Perth inventor behind a “revolutionary” building technology is purportedly planning to build WA’s most expensive home in Chittering for $200 million.
The luxury 40,000sqm mansion would be one of the biggest residences in the world, with 26 rooms over four floors, a helipad, an underground garage, four specialised kitchens for different cuisines, a four-storey wine cellar, rooftop pools and multiple sports courts.
Madalyn Manor is the brainchild of Mataki Lim, the inventor of Canning Vale company NXT TEC’s precast building technology. This technology claims to deliver building projects significantly quicker than conventional construction methods.

With the project approved by Chittering Shire last week, Mr Lim said on Friday he would now move to secure a building permit and begin the three-year build at the end of 2024.
“Named after my late daughter Madalyn, the built residence will be a culmination of a shared dream between the two of us, with Madalyn working closely with me on the home’s design,” he said.
“As one of the largest residential homes in the world”, Madalyn Manor would showcase the capabilities of the NXT building system.
The home would be built on a 475ha-site at Chittering, next to the proposed Chittering Eco-resort and golf course and set “a benchmark for world-class luxury”.
“The luxury property will feature 26 rooms across four floors, including four specialised kitchens for French, Swedish, Japanese and Italian cuisine, a 4-storey wine cellar, a grand ballroom and dining room, 10 collection rooms to display Mr Lim’s curated antiques and paintings collection, a car museum, multiple sports courts including indoor beach volleyball, basketball, and squash,” a media release said.
“The house will be accessed by a tunnel driveway, will have a rooftop alfresco, pool and entertainment area, a rooftop helicopter pad, basement garage, three lakes in the surrounding landscape and staff accommodation.


“It will also have a rooftop and indoor cinema, a nightclub, a music studio, an arcade featuring laser tag and a bowling alley.”
In addition, the property would be surrounded by native botanical gardens, with 6000 trees to be planted around a 10km boundary.
At the estimated cost of $200m, based on the building footprint, the home would easily be the most expensive in WA, eclipsing the $57.5m Mineral Resources boss Chris Ellison and partner Tia paid for their Mosman Park mansion in 2009.
NXT TEC describes Mr Lim as “a self-made multi-millionaire whose impressive career as a property developer, registered builder and in structural and mechanical engineering spans over 30 years”.
It said after migrating to Australia at the age of 14, Mr Lim put himself through the University of WA, graduating with a Bachelor of Architecture before becoming a registered builder, running a successful construction company and retiring in 2006.
NXT TEC has used its technology on a small single-storey home but has yet to begin construction of the proposed 120-room Wyndham Lux Hotel in Rivervale, seven years after its approval and three planning approval extensions.
