Could this be a chance to dip a very small toe into the Peppermint Grove lifestyle?

The Shire of Peppermint Grove is considering development applications for what will likely become the smallest freestanding properties in the suburb of Perth’s rich and famous.

A recently sold property at the corner of Johnston and Solomon streets already has approval for demolition and subdivision into two lots of 374sqm and 385sqm.

The Shire of Peppermint Grove says both will be even smaller than the area’s littlest existing R20-zoned lot, understood to be 468sqm.

Peppermint Grove planners say it would now be unreasonable to expect a developer to fully comply with shire planning policies or meet community design expectations on lots so small.

Detailed development plans have not been released but the shire council has been recommended to next week approve two units — technically a grouped dwelling — across the two new green title lots.

The land, including an original 3×1 rental that will be bulldozed, sold for $2.2 million in December.
